On an elevated site in near the boundary of Cork City and County, the site overlooks the estuary to the south.

The folding nature of the floor plate and walls creates a sheltered terrace on the ground floor and partially enclosed balconys’ to the bedrooms on the first floor.

The design also incorporates an underground carpark with access to the upper floors.
